The largest single financial decision most people make in Zimbabwe is made remotely, on the strength of photographs and a phone call. Due diligence puts the people, the records and the physical asset into one file, checked together, before you commit.
The purchase that cannot be undone.
You are buying a stand, a house or an investment property from London, Johannesburg, Perth or Toronto. Or you are entering a substantial commitment with a company you have never met.
The risk is not usually that everything is fake. It is that one element is wrong and nobody checked it against the others: the agent is real but not registered; the deed is real but not for that boundary; the seller is real but not the owner; the stand exists but has someone living on it.
Checked separately, each element looks fine. Checked together, the problem shows up.

Target: 5–10 business days, subject to record access. Turnaround depends on offices we do not control. If one is slow we will tell you, rather than issuing a thin report on time.
Quoted separately: official searches and registry fees · registered valuer, land surveyor, engineer or conveyancer input · travel outside the Harare corridors · re-inspection after conditions are addressed. Complex files are quoted individually after a free scoping call.
What is checked, and what is not.
Four layers, checked against each other
- People. Identity of the seller, agent or company representative. Estate Agents Council registration where claimed. Whether the person signing has the authority to sign.
- Records. Documents checked for internal consistency and provenance, and against the official record where the record is accessible.
- The physical asset. A site visit. Dated photographs from a defined shot list with capture metadata intact. Boundaries and access as they actually are on the ground. Who is living or operating there.
- The transaction around it. Whether the process proposed is normal, whether the payment route is one you should be comfortable with, and whether the time pressure has a legitimate explanation.
- Specialist coordination. Where the file needs a conveyancer, registered valuer, land surveyor or engineer, we appoint them, brief them, and hand you their opinion under their own name.
The limits, stated in full
- This is not a title guarantee. We do not insure, warrant or guarantee title. Where records were accessible, we say what they showed on the date we looked. Where they were not, we say that too.
- TARISA is not an estate agent. We do not market property, negotiate on your behalf, or handle any part of the transaction. Where the law requires a registered estate agent or a legal practitioner, we refer to one.
- We do not hold your money. No custody of purchase funds, deposits or project money, and none until a lawful licensed structure exists. Be extremely cautious of anyone who offers to.
- We cannot see concealed defects. Anything not reasonably observable is stated as not observed.
- We do not predict the future. A clean file on the day we checked it is a clean file on the day we checked it.
- We do not give legal advice. We coordinate registered professionals who can. Their opinions are theirs and they sign them.

The purchase is only the first decision.
You bought a stand and now you are building → project monitoring. Payment is staged against milestones → technical inspection. One narrow thing needs re-checking later → focused verification.
