Photographs cannot tell you whether a foundation is right. A registered professional in the correct discipline attends at the milestone, inspects against it, and issues a signed report naming what passes, what does not, and what could not be seen.
When money is about to follow a milestone.
The contractor says the slab is done. The photographs look like a slab. You are about to release the next payment and you have no way of knowing whether the reinforcement underneath it was ever there.

What is checked, and what is not.
Both lists matter equally. A service that only tells you what it covers is telling you half the story.
Inspected against the milestone
- Setting out and excavation. Position, dimensions, levels, depth against the approved drawings.
- Foundations and reinforcement. Before the pour, which is the only time it can be seen. Reinforcement, spacing, cover, formwork, materials on site.
- Slab and floor. Thickness, finish, curing, damp-proofing.
- Superstructure and roof. Walling, lintels, roof structure, covering, junctions.
- Services first fix. Electrical and plumbing routes before they are closed in.
- Finishes and practical completion. A defects and snagging schedule.
- Remedial and dispute. An independent professional opinion where work is contested.
The limits of any inspection
- Anything concealed at the time of the visit. Work already covered cannot be inspected. This is precisely why the timing of a foundation inspection matters, and why we will tell you when to book rather than when it suits us.
- Anything outside the agreed milestone. The report covers the scope you approved.
- Ongoing conduct. A milestone that passes says the work at that milestone was acceptable. It does not tell you what happens after we leave.
- Legal or contractual interpretation. We report technical fact and professional opinion. Whether that gives you a contractual remedy is a question for a legal practitioner.
- Guarantees of completion. No inspection guarantees a project will finish, or finish well. It gives you evidence to act on while it still helps.
Authority matched to the risk.
This is the distinction that separates a real inspection from a photograph service, and TARISA holds it strictly.
A trained field officer can establish presence, capture evidence to a defined protocol, record what is physically on a site, and report factual observations. That is valuable and it is not a professional opinion.
A registered professional gives the technical judgement — an engineer registered with the Engineering Council of Zimbabwe, a registered architect, a registered quantity surveyor, or a registered land surveyor, depending on what is actually being judged.
We tell you who is attending, what they are registered as, and which register they sit on, before the visit. Nobody at TARISA signs a technical opinion outside their own competence. Where a scope needs two disciplines, we appoint two. Complex and high-value inspections receive a second professional review before the report is released.
